Appraisals - Services

 

As part of the wide range of services offered by Estrada Navarro & Asociados, Official Expert Translators and Appraisers, we have Official Expert Appraisers and Commercial Notary Public 31 of the State of Nuevo Leon, authorized to carry out diverse types of legal and official appraisals on the following property:

Appraisals Services All types of real property (lands, houses, apartments, farms, holiday houses, buildings, industrial units, etc.)
Appraisals Services All types of personal property in general (desks, computers, industrial machinery, etc.)
Appraisals Services Diesel and automotive vehicles (all types of cars, trucks, SUV, vans, backhoe, cranes, forklift, bulldozer, etc.)
Appraisals Services Machines and tools (we appraise any machinery and equipment of any industry, either food or automotive, etc.)
Appraisals Services General mechanics (we appraise and report any failure or fault in industrial machinery in general, including faults in electric, gas or diesel vehicles)
Appraisals Services Works of art (appraisal and opinion of works of art in commercial, administrative and/or judicial areas for private or public institutions, as well as individuals, collectors, insurance companies, and artists requiring their appraisal, critique, and certification)
Appraisals Services Intangible assets (such as brands, patents, going concerns, etc.)

The types of appraisals issued by the Expert Appraisers of Estrada Navarro & Asociados, Official Expert Translators and Appraisers are the following:

a) Appraisal for commercial reference.- It is the instrument requested to Official Expert Appraiser with the purpose of knowing the current commercial value of any real estate or personal property. It is generally requested by individuals who want to offer a property for sale when they do not know its current commercial value.

b) Appraisal to be used in trial.- Instrument requested to the Official Expert Appraiser with the purpose of accompanying any judicial process of the local or federal scope in order to prove the commercial value / intrinsic value, the damages, the generating cause or motive for the faults of a property or properties initiating the litigation.

c) Appraisal for tax guarantee.- It corresponds to the instrument request to the Official Expert Appraiser or Commercial Notary Public with the purpose of being submitted and accompanied by the taxpayer or obligor before tax authorities, SAT, IMSS, Treasury of the State, etc., by which real estate or personal property intended to be granted in guarantee of tax credits is appraised on commercial value.

d) Appraisal for insurance.- It is the appraisal issued as basis to know the value of any real estate or personal property for purposes of insurance.

e) Appraisal for rent.- It is the appraisal issued to know the rent that could be charged for leasing certain real estate such as a house, land, apartment, etc.

f) Appraisal for tax strategy.- It corresponds to the instrument requested to the Official Expert Appraiser or Commercial Notary Public with the purpose of being submitted and accompanied by the taxpayer or obligor before any tax authorities, SAT, Treasury of the State, etc., by which intangible assets are generally appraised for the purpose of decreasing the tax burden of the taxpayer.

g) Referred appraisal (Required in the official registration of real property).- It corresponds to the appraisal requested to the Official Expert Appraiser or Commercial Notary Public with the purpose of being submitted before the Notary Public who will execute a purchase of a real estate, and serve as support of the improvements made to the real estate before it was sold for purposes of decreasing the tax burden of the taxpayer (seller) regarding the Income Tax (ISR).

h) Appraisal for related parties.- It is the appraisal issued by the Expert Appraiser or Commercial Notary Public to determine that the price or compensation between related parties is adjusted to the one determined in similar or identical transactions, in independent transactions, between parties without related interests and under similar conditions.

i) Appraisal for INFONAVIT - FOVISSSTE house credit.- It is the instrument requested to the Expert Appraiser with the purpose of knowing the current commercial value of a house that is being acquired by means of an INFONAVIT or FOVISSSTE credit.

j) Technical Report of Quality.- It is the document that is included in the appraisal for an INFONAVIT house credit in order to support it. Also, we create the Plans of the house for an extra charge in the event they are not available or they outdated.

k) Appraisal for ISSSTELEON house credit.- It is the instrument requested to the Expert Appraiser with the purpose of knowing the current commercial value of a house that is being acquired by means of an ISSSTELEON credit.
